Signs to look for

Common water problems on Metro Vancouver water

Most of what people notice comes down to one of these three. Each is treated differently, which is why the consultation comes before any recommendation.

Chrome shower head running water

Chlorine at the tap

Metro Vancouver disinfects the region's water with chlorine. In 2025 it targeted 0.80 mg/L leaving the Seymour Capilano plant and 1.3 to 1.5 mg/L leaving the Coquitlam plant, and topped it up along the mains to hold at least 0.5 mg/L. It does its job on the way to you; a carbon stage takes it out once it arrives.

Cloudy after heavy rain

The region drinks from three mountain reservoirs, and heavy rain stirs them up. In the October 2024 atmospheric river, raw Capilano water averaged 20 NTU of turbidity in a day. In October 2025 Metro Vancouver logged its first widespread earthy, musty odour complaints, traced to naturally occurring geosmin in the Seymour source.

Bathtub filling with water

Two plants, two different waters

Capilano and Seymour water is filtered and treated at one plant; Coquitlam water is treated with ozone, UV and chlorine at another and is not filtered. Even hardness differs: about 20 mg/L on Capilano and Seymour in 2025, about 2.4 mg/L on Coquitlam. We start with which water actually reaches your home.

Chlorine and chloramine

And the things in tap water you cannot taste.

Know your water

A plain guide to home water treatment in the Lower Mainland

The short version of what we explain on every call, so you can tell which system your home actually needs.

What a water softener does

Hard water carries dissolved calcium and magnesium. Heated or left to dry, those minerals turn into the white scale on fixtures, glass shower doors and the inside of a water heater.

A softener swaps those minerals out before the water reaches the rest of the house, so scale stops forming and soap lathers the way it should.

Whole home filtration or a pitcher filter

A pitcher or fridge filter treats a few glasses at a time. A whole home carbon stage sits where the water enters the house and treats every tap and every shower.

Our whole-home carbon system filters the household supply. It does not soften water; softening is assessed separately where needed.

When reverse osmosis makes sense

Reverse osmosis is a drinking water stage. It goes under the kitchen sink on its own faucet and takes out dissolved solids that softening and carbon do not touch.

It is an option if you want separate treatment for the water you drink and cook with. More on reverse osmosis.

City water or a private well

City water is treated before it reaches you, and the utility publishes a yearly report on what is in it. A private well has no report, and what comes out of it can change through the year.

That is why wells are sized on their own. See well water treatment.

About Mainland Water Pros

Local water treatment, sized to your home

Mainland Water Pros sizes and installs water softeners, whole home filtration and reverse osmosis systems for homes across the Lower Mainland. Every recommendation starts with your water source, the number of people in the house and what you are seeing at the tap.

  • Sized to your house. Tank size follows how many people live there and how much water they use.
  • Built for your supply. City water and private wells get different equipment, because they carry different problems.
  • Optional drinking-water upgrade. Add under-sink reverse osmosis with a dedicated kitchen faucet, or choose our filtration and RO bundle.
  • One price, in writing. You see the full number before any work starts, and it does not move once you say yes.

Questions

Water softener and filtration questions

If yours is not here, send it with your consultation request. There is no wrong question about your own water.

We discuss your water source, household needs and concerns, and review available local water reports or test results from your well. We then explain suitable next steps and treatment options. Equipment and installation requirements are confirmed before a written quote is issued. The consultation is free.

It depends on the size of the household and what is in the water. You get the exact number in writing after the free consultation, before anything is ordered.

The number we put in writing is the number. If something in your house would change it, you hear about it before any work starts.

Hardness and chlorine are different problems. A softener handles scale and a carbon stage handles taste and smell. Our whole-home carbon system does not soften water; softening is assessed separately where needed.

Wherever the water enters the house, which is most often a basement, a utility room or a garage.

It depends on the system selected for your supply. The space it needs is confirmed before booking.

Softening is assessed and quoted separately, so its upkeep depends on the system selected. Our whole-home carbon system does not use salt.

Yes. A private supply changes through the year, so it gets sized differently from a municipal one. Well-water treatment needs its own assessment and quote and is not included in the carbon or carbon-plus-RO packages.

Tell us about your water.

We review published information about your local water supply and discuss your household concerns to help you explore treatment options. For private wells, we review available test results and identify any further tests needed.

This consultation does not include an in-home visit or a water sample analysis. Published utility results describe the local supply, not a sample taken from your tap.
